How to Rent a Villa in Montenegro: A Complete Guide

We run a complex of five private villas on the coast near Krimovica, and after years of taking bookings directly, we've noticed most first-time guests ask the same handful of questions. Do I pay everything upfront? What happens if my plans change? What's actually included in the price, and what isn't? So instead of another generic overview of villas in Montenegro, here is exactly how renting one works — step by step, written by the people who do this every day.

Montenegro has a clearly defined high and low season, and it shapes both price and availability more than most first-time visitors expect.

July and August are peak season. The coast is at its busiest, restaurants and beaches fill up, and villas here book out weeks — sometimes months — in advance. If your dates aren't flexible and you're set on these months, the single most important thing you can do is book early.

May, June and September are what we'd call the sweet spot for a villa holiday. The sea is warm, the crowds are thinner, and rates are noticeably better than in peak summer. Many of our returning guests actually prefer this window over August.

Winter and early spring are the quietest, most affordable months on the coast. A private villa with its own pool, fireplace and sea view is arguably at its best when Montenegro empties out — you get the whole coastline to yourself.

At Cape Montenegro, prices for our four-bedroom villas start from €850 per night in low season, rising through spring and peaking in July–August. If your travel dates are flexible, shifting even by two or three weeks outside the peak can mean a meaningfully better rate and a wider choice of available villas.

All five villas at Cape Montenegro — Alpha, Beta, Gamma, Delta and Epsilon — sit on the same private stretch of coastline, each with its own pool, terrace and barbecue area. That means location isn't really the deciding factor between them. Size and character are.

Alpha, Beta, Gamma and Delta are each 450 m², with 4 bedrooms and 5 bathrooms. They differ mainly in interior style and mood:

Villa Epsilon is the outlier: 670 m², 5 bedrooms, 6 bathrooms, with a private cinema room and a gym. If you're travelling as a large family, a multi-generational group, or a big circle of friends, this is the villa built for that scale.

Before you book, it's worth thinking honestly about who's actually coming and how you'll use the space — a group of 6 spread across a 4-bedroom villa feels very different from the same group in a 5-bedroom one with a separate wing. This one decision affects the comfort of your whole stay more than most guests expect going in.

This is the question we hear most often, so here's the direct answer.

Every villa rental at Cape Montenegro includes, as standard:

A concierge is available to arrange any of the above. If you want a fully catered stay — chef, transfers, spa slots — it's far easier to organise these in advance rather than on arrival, especially in July and August when local suppliers are booked solid.

The process itself is simple, but knowing the steps in advance makes it much smoother:

1. Check availability. Look up your dates on our booking page, or send us an enquiry directly if you'd like advice on which villa best suits your group size and dates.
2. Choose your villa. Once you know your dates and group size, compare Alpha, Beta, Gamma, Delta and Epsilon against what matters most to you — layout, interior style, or extra space.
3. Pay in full to confirm. Payment is 100% upfront at the time of booking. There's no separate deposit-then-balance system — your booking is fully confirmed the moment payment goes through.
4. Receive confirmation. You'll get a confirmation with all the details of your stay, and a personal manager will be your point of contact before arrival.
5. Arrange extras ahead of time. If you want a chef, spa slots, or transfers, this is the point to request them — not on arrival.
6. Arrive and check in. Your manager coordinates check-in timing, and any last questions get answered before you even land.

No special documents are required to book a villa in Montenegro — just a valid ID or passport at check-in, as with any accommodation in the country.

Montenegro's official currency is the euro, even though the country isn't in the EU, which makes budgeting straightforward for most European travellers.

On arrival, a refundable security deposit of €150 is collected in cash. It covers any damage during your stay and is returned in full at check-out, once the villa has been briefly checked over.

Montenegro also applies a small tourist tax, paid on your first day for the entire length of your stay:

Cancellations at Cape Montenegro are free of charge up to one month before your arrival date. That's a meaningful window — it means you can book early to secure your preferred villa and dates without losing flexibility if something changes closer to the time.

This is especially useful for peak-season bookings. Since July and August villas often sell out months ahead, booking early with a free cancellation window lets you lock in availability with far less financial risk than a non-refundable rate would.

A few patterns we see come up again and again with first-time villa renters here:

• Picking a villa on price alone. Size and layout matter more than most guests expect once everyone's actually staying together — a villa that looked "close enough" on paper can feel cramped in practice.
• Leaving extras for arrival. A private chef or spa slot is far easier to arrange a few weeks ahead than to organise once you've landed, particularly in peak season.
• Not checking the cancellation window before booking non-refundable flights. Knowing your villa's cancellation terms first helps you plan the rest of your trip around it, not the other way round.
• Booking July or August at the last minute. This is when villas at Cape Montenegro — and along the coast generally — sell out fastest. If your dates fall in peak season, book as early as you can.
• Assuming all villas in a complex are identical. Even within one property, interior style and layout can differ significantly — it's worth comparing them properly rather than picking the first one you see.
