Villa Rates by Season (2026)
All rates are quoted per villa, per night, and include VAT. Villa Alpha, Villa Beta, and Villa Gamma share identical pricing; Villa Epsilon, our five-bedroom villa for larger groups, is priced separately. Villa Delta is available for long-term rental only (see below).
Villa Epsilon carries a higher rate year-round, reflecting its five bedrooms and capacity for up to 10 guests — the right choice for large group stays.
Note: July and August are peak season across the complex, with Alpha, Beta, and Gamma at €1,110/night and Epsilon at €1,296/night. Shoulder months (April, May, September, October) offer the best balance of weather and rate.
Minimum Stay Requirements
- Villa Alpha, Villa Beta, Villa Gamma, Villa Epsilon — minimum stay of 2 nights
- Villa Delta — available for long-term rental only, with a minimum stay of 1 month
There is no maximum stay restriction on short-term bookings, subject to availability.
Long-Term Villa Rentals (3+ Months)
For guests relocating to Montenegro or planning an extended stay, Cape Montenegro offers long-term leases of three months or more on Villa Alpha, Villa Beta, Villa Gamma, and Villa Delta.
Rates are quoted per month. Long-term tenants pay the first and last two months of rent upfront, plus a security deposit equal to one month's rent. Utilities (electricity, water, internet) are billed separately, up to €300/month. Full terms are available on request from the Cape Montenegro management team.

Booking a villa at Cape Montenegro follows a two-part payment schedule:

Cancellation Policy

Security Deposit
A refundable security deposit of €300 is collected in cash at check-in. The full deposit is returned at check-out provided there is no damage to the property.

Montenegro applies a municipal (tourist) tax and insurance fee per guest, per night:

Additional Guests & Occupancy

Pets at Cape Montenegro
Pets — dogs and cats up to 10kg — are welcome by request in select accommodation, subject to advance notice. A daily fee of €55 applies. Violating pet-related house rules may result in penalties.
